Cleaning up from commercial building flooding
Flooding or any type of water damage is a commercial building can take a great toll on a company. It can cost you a lot in repairs and stop work productivity. To ensure the full life of your building regularly inspect your building for weak points where water could get it. It’s better to be cautious about the elements then to have to deal with thousands of dollars in repairs from putting off a leak. Your tenants are a good source of information to find out if there is a problem with your building. Mustiness and puddles of water in the work station are a good indication that there is a leak or some sort of water problem.
Check roofs to see that there isn’t any cracks and that drains are clear and not blocked by debris or any other objects. Most Flat topped commercial buildings have plenty of features on their roofs from vents, skylights, and other building system elements. Sometimes these things can create problems because the drains are directly over head with can become blocked with branches and dirt be blown around. Check that drains are cleared and that skylights and vents are damaged. Making sure these features are in good shape and can save you a lot of in repairs.
Another entry point for water to come in is the exterior wall of the building. These regions are home to plumping and irrigation systems, exhaust vents, windows and doors. Cracks in the wall from the building settling can allow water to seep through. Windows and doors if not properly sealed can allow water to leak in. A way to tell if there is a leak is if there’s fogging or areas around the window are damp.
Checking that the whole building is well maintained and inspected regularly can help keep it in good condition. Roofs aren’t the only place on the building that can cause water damage. Check the basement piping and sump pump. Test the sump pump monthly to insure that it will pump out water incase water levels get to high. Insulating piping can help prevent piping from cracking or bursting. In a commercial building there could be a lot of piping. If a pip breaks in a commercial building that could be a lot of money spent in repairs. Having gutters and other drainage systems pointed away from the foundation can help prevent water from puddling and leaking into basements. Making sure that these things are in top shape can help reduce the chance of disaster happening to your building.
